Entrance to ground floor and bedrooms. Bedroom 1: Large twin bedroom, an additional pull-out truckle bed is available for parties of seven only, wardrobe, chest of drawers, Smart TV. (This bed can also be zipped to make a super king, please advise at time of booking if this is required) Bedroom 2: 5ft king sized bed with beautiful dressing table, Smart TV, large vintage linen press with ample storage for clothes. Family shower room with walk in rainfall shower, Basin, heated towel rail and WC. Access to the garage and storage area, with washing machine and tumble dryer. Stairs to first floor: Spacious open plan living room with beautiful lounge area, huge sofa and large open fireplace, Smart TV with surround sound and sound bar, perfect for those cinema evenings. Digital radio Bluetooth speaker, picture windows with window seat, and dressers full of books and games. Dining table to seat up to eight, adjacent to the stylish and well equipped kitchen with electric range cooker, American style fridge freezer with chilled water and ice dispenser, microwave, dishwasher. Along the hallway away from the lounge is the Master bedroom, with beautiful 6ft Super king bed, wardrobe with drawers, dual aspect windows and access to the outside deck area, perfect for a morning coffee overlooking the water. Adjacent is the luxurious bathroom with free-standing bath, walk in rainfall shower, vintage washstand with counter-top basin, heated towel rail and WC.

On the ground floor is the utility room with drying area, washing machine and tumble dryer. Ample space for storage of sports equipment, bicycles and paddle boards.

Old Barn Cottage, sleeping up to seven guests and opposite the public slipway and waters edge, is set alongside the tidal waters of the Yealm estuary between the twin South Devon villages of Noss Mayo and Newton Ferrers, at Bridgend where calm waters lap the banks of the lane only a few feet from the front door of this fabulous property.

Guests will be in for a treat here; Old Barn Cottage, a detached reverse level property, is supremely comfortable, beautifully furnished, and enjoys generous open plan living including huge picture windows overlooking the water. With plenty of space for storing your paddleboards and bicycles, and right opposite a tidal slipway. this much loved cottage has been stylishly transformed to create a warm and welcoming holiday home for up to seven guests.

From here guests can take to the water, appreciate the excellent pubs within walking distance in both villages or enjoy the superb cliff top walks through National Trust woods to the glorious headland that overlooks Wembury Bay and the Mew Stone. Guests can take to the water from immediately opposite (tides permitting), so bring your own dinghy or kayaks and explore this boatman's paradise in the sheltered waters of the estuary.

Outside

Built into the hillside, the cottage currently provides a small decked area to the side of the property, accessed via steps to the side of the property as well as via a door in the Master bedroom on the first floor. Furnished with picnic bench and stone slab area for your own barbecue. The garage provides ample space for storage of kayaks etc. there is a hosepipe outside for washing down sandy dogs, children and equipment.

A slipway and landing facilities are opposite the cottage for launching small craft or kayaks and there is easy access to the water 1.5-2 hours either side of high water. Storage for boats is possible by arrangement in advance with the River Yealm Harbour Master. Please note: Harbour dues of £20 per craft are payable locally, please make contact with the Harbour Master whilst staying or ahead of your stay..

The local area

Noss Mayo is a pretty riverside village nestled in an Area of Outstanding Natural Beauty on the south coast of Devon, between Salcombe and Plymouth. The village faces neighbouring Newton Ferrers across a beautiful tidal creek in the River Yealm estuary, and is bordered by picturesque woodlands. Noss Mayo enjoys stunning views over the estuary, and offers a peaceful spot from which to watch varied bird and water life as well as activities on the river. The sheltered harbour, with its colourful sailing dinghies, is well protected from storms in the Channel and makes ideal sailing waters for novices and experienced sailors alike. Wander past charming waterside cottages, to the Swan Inn for a refreshing beer or to The Ship Inn for fine food. At low tide, cross the causeway to Newton Ferrers for a few shops, a café, and the Dolphin Inn with its ample beer garden looking over the creek. High tide offers the excuse to take the ferry (or paddle or sail!) to secure your fresh croissants from the local Post Office and store.

Walkers will enjoy the half hour stroll or more from Noss Mayo through idyllic woodland to Cellars Beach, located on the South West Coast Path, and from there, up to Gara Point. There are several unspoilt beaches within a short drive, which include family-friendly Wembury, dog-friendly Wonwell, and beautiful beach Mothecombe which is a hidden gem and offers excellent bathing at low tide.

Plymouth is conveniently situated, just 10 miles away, and is well worth visiting for a day trip or two. Highlights include the Hoe, with its iconic lighthouse and spectacular views across the world-famous natural harbour, the National Marine Aquarium, and the vibrant Barbican area with its theatre and a fantastic selection of waterside restaurants, pubs, and bars.

A holiday cottage in Noss Mayo offers a very peaceful base from which to explore stunning coastline, pretty villages and the historic city of Plymouth.
