This thoughtfully equipped property sleeps up to six guests and offers the rare benefit of a self-contained ground-floor studio apartment, ideal for those wanting extra privacy.

Whether you’re planning a relaxing Cornish getaway, an active coastal adventure, or even a work-from-sea retreat, this home provides the perfect base.

Enjoy your own self-contained space on the ground floor, featuring a kitchenette with double electric hob, microwave, fridge freezer and Tassimo coffee machine, dining area, and cosy sitting area for two with a 42″ Smart TV. There’s also a comfortable double bedroom with a large en-suite shower room. A utility room with washing machine, tumble dryer, and drying facilities is also located on this floor.

The heart of the property is a bright and spacious open-plan living area on the first floor. Cook up family meals in the well-stocked kitchen, complete with induction hob, oven, microwave, dishwasher, fridge, freezer and Tassimo coffee machine; gather around the dining table for six; or unwind in the lounge area with a movie night and enjoy the 65” QLED TV. For cooler evenings, create a warm, cosy atmosphere with the easy-to-use eco-friendly biomass stove. Step outside through the double doors onto the raised decking, a real summer suntrap, perfect for morning coffee or evening drinks, with dusk to dawn garden lighting creating a relaxing atmosphere after sunset.

Upstairs on the second floor, you’ll find a double bedroom with en-suite shower room and a twin room with 2’6” beds, which can be converted into a king-size upon request. A family bathroom with bath and shower over offers the perfect place to unwind after a day exploring the coast. There’s a separate study on this floor, set up ready for you to work from, including monitor, wireless keyboard, mouse and laptop connector cable.

Level, paved areas wrap around the front and side of the property, bordered by narrow raised garden areas that add character and charm. The enclosed side patio features outdoor dining furniture, perfect for al fresco meals, while a short set of quirky steps wind through trees and shrubs of the raised garden to the elevated wooden decking on the first floor. Here, seating provides a lovely spot to unwind and enjoy your Cornish retreat. The decking is gated for added peace of mind.

Set on a typical St Ives hillside, 7 Tom’s Yard is just a 20-minute walk into the vibrant town centre, home to the Tate St Ives, the Barbara Hepworth Museum and Sculpture Garden and five stunning beaches. Prefer not to walk back uphill? A nearby bus stop and readily available taxis make getting around easy. For walkers, the South West Coast Path is easily accessible nearby, while local footpaths from just across the road, offer scenic routes through fields, perfect for walks with your dogs.
