Front door to hallway which leads to: Kitchen, fitted with electric oven, gas hob, dishwasher, microwave, tall larder fridge/freezer and washing machine. Ground floor cloakroom with WC, wash basin and tumble dryer. Lounge equipped with 49 inch Smart TV (All TV channels accessed via online Apps), Blu-Ray DVD, Sound bar, DAB radio, two sofas and two tub chairs. French doors to conservatory with dining table and chairs, wall heaters and ceiling fan. Stairs to first floor Bedroom 1 with 5ft King size bed. Bedroom 2 with twin 2ft 6inch single beds. Shower room with WC and washbasin. Stairs to second floor Bedroom 3 with 5ft King size bed and sea glimpses. Family bathroom with shower over bath, wash basin and WC. Snug room with two seater sofa, TV, PS3, DVD's and books.

Fledglings is a townhouse designed holiday property offering well equipped accommodation with very good levels of comfort and within easy walking distance of the seafront promenade with its mile long beach, shops, restaurants and pubs. Conveniently located near Seaton town centre and just a short, flat level walk from the pretty axe harbour and estuary, this is a great choice for guests that would like a seaside property with visitor attractions nearby. Wonderful countryside is only a few miles from the house and the stunning Jurassic coastline only a short distance away. The local visitor attractions of Seaton Tramway and Jurassic Centre are very close by.

The coastal town of Seaton is situated at the mouth of the River Axe with a pebble beach facing directly onto Lyme Bay and stretching East to Seaton Hole. The town lies adjacent to the Axe Estuary wetlands and marshes, whilst being surrounding by beautiful rolling Devon countryside and quaint villages. A visit on the Seaton to Colyton tramway is a must and not to be missed. Leisure and recreational opportunities include sailing, bowls, cricket, tennis, football and art classes. Located close by is the classic popular village of Beer (2 miles), Regency Town of Sidmouth (8 miles) and Lyme Regis (7 miles) with it’s famous Cobb.

The friendly seaside resort of Seaton, at the mouth of the River Axe, is a gateway town to the stunning World Heritage Jurassic Coastline, with its impressive cliffs, family friendly beaches, and opportunities to uncover a piece of earth’s ancient history with a fascinating fossil find.

Seaton’s mile-long stretch of pebble beach provides excellent water sports facilities such as fishing, sailing, swimming and windsurfing, as well as easy access to the South West Coast Path which links to Beer in the west, and Lyme Regis to the east, and offers abundant scenic views from the high cliffs.

The Seaton tramway runs seasonally, inland along the beautiful Axe estuary to Colyton and makes for a great day out for children, birdwatchers, and transport enthusiasts alike. Seaton Marshes Nature Reserve, with its newly installed viewing hide and wheelchair/pushchair-friendly paths, gives easy year-round access to this beautiful area, and the wildlife that has made its home here.

The town boasts many small independent and specialist shops, and high quality places to enjoy locally produced food and drink. It’s also less than a 20-minute drive to the picturesque market towns of Axminster and Honiton where you can get your retail therapy fix.

The Dorset coastal town of Lyme Regis is just a 15 minutes away by car, where you can spend the day learning about this unique stretch of coastline at the family-friendly Lyme Regis Museum, try your luck at fossil hunting, enjoy the beach, a stroll along the famous Cobb, or treat yourself to a meal at one of the many bars, cafés and restaurants that line the seafront promenade.

A holiday in Seaton makes for the perfect base from which to enjoy a traditional seaside holiday in beautiful Devon and explore the magnificent Jurassic coastline stretching into neighbouring Dorset.

Parking

Designated off-road parking space for one car and visitor parking on a ‘first come’ basis. Additional parking in nearby local Council town car park, a 5-minute walk away, priced weekly ticket £25 which entitles you to park in other East Devon District Council car parks. Less than a week Council parking charges are: 2 days £12, 3 days £15 and 4 days £20.

Electric Cars: – Please note that this property does not have suitable facilities for charging electric vehicles.

Pets: 2 well behaved, small to medium sized dogs welcome in public areas of property only (not bedrooms). Pet Charge: £30.00 per pet per week. Dog crates are available for guests to use. 3 pets will not be considered.
