All on one level and accessed from the shared level drive (parking area), front door to light and airy open-plan living space. Lounge area with bifold doors leading to the decking area and garden, comfy sofas, one electric rise and recline armchair, Smart TV, Blu-Ray DVD player and IPOD/Bluetooth speaker. Dining area with table and seating for 4. Kitchen area with integrated electric oven, electric hob and extractor over, fridge with ice box, slimline dishwasher, washer-drier and microwave. Inner hall leading to all rooms. Bedroom 1 with 4ft 6 double bed and TV/DVD player with freeview and DAB radio/alarm clock. Ensuite shower room with WC, basin, electric shower and electric heated towel rail. Bedroom 2 with two 3ft single beds. Wet-room suite (complete with various grabrails, shower seat and all wheelchair accessible) with rainfall shower (and extra hand-held shower attachment), bath (with hand-held shower attachment), WC, basin and heated electric towel rail.

Conveniently situated about a mile from Liverton and ideally located on the road to Haytor, in the hamlet of Old Liverton, is the smart single-storey property known as Little Arrish, privately attached to the friendly owners’ home, with its own entrance, level off road parking and level garden. The accommodation, which is all on one level and ideal for those with limited mobility has been thoughtfully designed and offers an open plan living space with bifold doors to the delightful level private garden, two bedrooms (one with ensuite shower room) and a spacious wet room suite (complete with grab rails and seat).

The property is located just a mile from Liverton itself on the south-eastern edge of Dartmoor, Liverton is a small village with a pub and a village shop/post office. The historic quarries at Haytor are just 2 miles away, from where you can follow the Haytor Granite Tramway, tracing the route to the coast used when granite was exported during the late 18th Century, visit the fabulous cafe bar offering delicious local goodies or visit the National Park Visitor Centre which will equip guests with plentiful local information of what to see and do on Dartmoor. A wider selection of amenities can be found within the popular market town of Bovey Tracey. Beyond Dartmoor, the shops, theatres, and cinemas of Exeter are not far away. Day trips to beaches in Teignmouth or South Hams offer a great alternative for a fun day-out.

Outside

The private garden, accessed from both the open plan living space and the parking area is mainly laid to lawn with a decked area, complete with a choice of picnic bench or garden chairs and provides the perfect area for alfresco dining. Enclosed to one side with a low wall, young trees and a bark screen and the other side by picket fence and pretty archway to parking area (please note although the garden is enclosed dogs could still escape over low wall).

The local area

Sleepy Old Liverton and neighbouring Liverton are quiet villages on the South East edge of Dartmoor at the foot of the hills which lead up to Haytor. Small villages with a village shop and friendly pub serving good food (both in Liverton), they are the ideal place to base yourself for holidays exploring the wide expanses of Dartmoor as well as the beaches of the South Hams and Teignmouth.

Within a few miles drive from your holiday cottage is Becky Falls and a host of activity providers including horse riding, climbing and mountain biking. Scenic moorland walks abound including the historic quarries at Haytor where you can follow the Haytor Granite Tramway, tracing the route to the coast used when granite was exported during the late 18th Century. And holidays in Liverton would not be complete without a tramp up Haytor itself to marvel at the view followed by a cream tea in Widecombe in the Moor after all your efforts.
