Steps lead up to the front door. The entrance opens directly into the beautiful Master bedroom area to make most of the space here, with beamed ceiling and heaps of light. Bedroom 1 with 5ft King size bed, wardrobe. Leading from this main bedroom is: Bedroom 2 with Twin 3ft single beds, chest of drawers and hanging hooks with parcel shelf. Shower room with walk-in with shower cubicle, basin, radiator and WC. Under the stairs there is a hanging area for coats and boots. Stairs lead to the first floor open plan living area. High beamed ceilings with an attractive lounge area, corner sofa and woodburning stove, wall mounted smart TV. Built in stair gates at top of the stairs keep children and animals safe. Kitchen area with microwave, dishwasher, undercounter fridge with freezer compartment, electric oven and gas hob. Dining table to seat four. From the lounge, steps lead up to french doors which lead directly out to the patio area and garden beyond.

Situated on the outskirts of the charming town of Modbury, Old Traine Cottage makes up part of the 14th Century former tithe barn for Modbury Church with the adjacent Old Traine Barn, both of which have been converted to excellent standards. With its dignified terraced houses and enticing array of independent shop windows and various eateries and excellent pubs, Modbury has timeless character. This vibrant town is a hive of activity and is readily accessible to wonderful beaches at Wonwell, Mothecombe and Bigbury, plus only half an hour from Dartmoor and the historic city of Plymouth. The cottage is located at the end of a quiet unmade road.

Outside

Fully enclosed garden overlooking a farm lane and fields beyond, with stock fencing, with lawn and patio area. A gate leads from here to the parking area so ideal for sandy dogs and children to dry off outside after a day at the beach.

Famous for being the first town in Europe to ban the use of plastic carrier bags among its retailers, the vibrant market town of Modbury has a great sense of community and takes responsibility for protecting the environment very seriously.

The Avon Valley is a beautiful, unspoilt, rural haven and Modbury is in the heart of this rich farming region. With its dignified terraced houses, slate hung walls and enticing old-fashioned shop windows it creates an impression of going back in time. However, do not be deceived by this timeless character, this little town is a hive of activity with three inns and an array of excellent specialist shops and cafés.

Situated close to Dartmoor, as well as numerous outstanding nearby beaches, including Bigbury-on-Sea with its huge sandy beaches and views out to the iconic Burgh Island, a holiday cottage in Modbury offers a great base for families, couples, and dog owners to fully appreciate the charms of this stunning corner of South Devon.
