Hallway – VERY steep stairs (and narrow width and tread, no stair gate) leading up to the first floor. Bedroom two with 4ft 6 double bed and side views of the estuary. Bright and airy Open plan lounge dining room with a series of picture windows perfect for absorbing the stunning views of the estuary. Seating area with 2 sofas, 1 arm chair, open fireplace (guests to provide own logs). Dining area with table with seating for up 6 (2 chairs and 2 bench seats). Kitchen with built-under electric oven, four-ring electric hob, undercounter fridge, microwave, washer/dryer and integrated dishwasher. Small under-stair cupboard housing small ice-box style freezer.
First floor: Bedroom one with 5ft king size bed and side views of the estuary. Bedroom three with two 3ft single beds and views of the estuary. Family bathroom with basin, WC, heated towel rail and bath with shower over.

This unusual waterside property is a converted semi-detached boathouse on the shore of the Kingsbridge estuary and is ideal for couples or families with older children.
Although just a short walk from the heart of the town centre of Kingsbridge, its secluded and peaceful location makes it seem that you are far away from the hustle and bustle of daily life. Superb views from the balcony and most windows extend across the water to unspoiled countryside on the opposite side of the estuary. High tides often lap the footings of the house and the garden has a pedestrian gate from the garden directly onto to the foreshore – perfect for kayaking or paddle-boarding. For those wanting a more relaxing stay, then the balcony and garden is the perfect spot to enjoy the stunning surroundings, passing river craft, and abundance of wildlife.

Door from the lounge dining room leads out to the decked balcony complete with glass balustrades overlooking the estuary. This decking wraps around to the side with a step down to an area with picnic bench, ideal for alfresco dining (however please note this area is not fenced so and there is a small drop down to the lawn area to the side so please supervise children when in the garden area). The deck leads down to a lawn area with uneven stone steps which descend through a small pedestrian gate to the shoreline. The deck also joins back around to a pathway which leads around to the front of the house and up the steps to the parking area.
A charcoal barbecue is available, guests are requested to please provide their own charcoal.
The lively market town of Kingsbridge sits in a picturesque position in the heart of the South Hams Area of Outstanding Natural Beauty, and also at the head of the stunning Kingsbridge/Salcombe Estuary. The waterside town is surrounded by green rolling landscape, and is popular amongst walkers and watersports enthusiasts alike, with paddle boarders and kayakers being a common sighting on the town's waters, as well as sailing dinghies and motor boats.
Beach lovers will be spoilt for choice with so many excellent beaches within an easy drive of the town, including Hope Cove, Bantham, Bigbury-on-Sea, Slapton Sands, Blackpool Sands, Beesands, Mill Bay and the beaches at Salcombe's North and South Sands – to name just a few!
With a range of restaurants and pubs as well as a good selection of shops and two supermarkets, Kingsbridge has plenty to offer visitors. For a beautiful day out, take a cruise on the seasonal Rivermaid ferry up the estuary to Salcombe to spend a day on one of Salcombe’s stunning beaches, or pottering around the sailing mecca's shops, cafés and restaurants.
For all-weather family fun, head to Woodlands Theme Park with its massive indoor soft play areas and rides, or check the pool and sports timetables at the Quayside Leisure Centre. Kingsbridge is also home to Kings Cinema, (formerly known as the Reel Cinema) a three-screen cinema, perfect for catching new releases as well as some older classics and indie films.
Throughout the summer months, the town hosts various events and markets that make for a pleasant day out for all the family. The annual fair week provides daily fun activities whilst the popular Food and Music Festival is a wonderful celebration of local talent and produce, with some big names thrown in.
