Private garden with storage, lawn area, and furniture. Sorry, no pets and no smoking. Shop 3.5 miles, pub 0.8 miles, river 0.1 miles. Note: There is a footpath and steps down to the property it will not suit guests with limited mobility. Note: Please do not disturb the tranquillity by playing music outside or loudly. Note: Adult-only property. Note: The Bathing House holiday let is nearby but has its own entrance. Note: Access to shared unheated outdoor swimming pool at Sharpham House during the summer available from June to the end of August weather permitting, 9.30am – 4.30pm (weekdays only). Note: At very high tides the stone quay and garden can flood- Bookings are not taken for very high tides, the Boat House cannot flood. Note: This property has a private water supply which is tested regularly. Note: There is no TV or WiFi at this property, mobile signal can be intermittent.

    The Boat House is a well-presented, single-storey studio cottage, perched on the River Dart at Sharpham near to the attractive village of Ashprington. Designed for two, it offers a peaceful setting for those looking to enjoy the river and surrounding countryside. Inside, the open-plan layout includes a double bed within the main living space, creating a simple yet comfortable environment for rest. The adjoining shower room features a walk-in shower, basin, and WC—ideal for freshening up after a day outdoors. The living area also includes a practical kitchen, a dining table for two, and a sitting area. Meals can be prepared and enjoyed in a relaxed setting, with the warmth of the woodburning stove providing a pleasant backdrop for quiet evenings. Outside, a private garden area offers a lovely spot to take in the river views, whether with a morning coffee or an evening drink. There is also space to store kayaks, canoes or paddleboards, making it easy to head out on the water whenever you choose. The Sharpham Estate has wonderful walking routes including along the River Dart and there is a cycling and walking route to Totnes and the Dartington Estate. Totnes is an attractive town which has kept its character and boat trips run from Totnes down to Dartmouth at the mouth of the river and round the coast to Torquay. Downriver from Sharpham you can visit Sandridge Barton Vineyard and Dittisham where a passenger ferry crosses the river to Greenway the home of Agatha Christie managed by the National Trust. Should you wish to venture further afield Dartmoor is relatively close and Torquay has attractions including Torre Abbey and Kent’s Cavern Prehistoric Caves, an extraordinary network of ancient limestone chambers. Dartmouth is an attractive town with a castle offering sweeping estuary vistas and a glimpse into the region’s maritime defences, with centuries of history to uncover within its walls. Whether you’re drawn to history, nature, or simply a change of pace, these local highlights offer memorable experiences—all within easy reach of your riverside base at The Boat House.
