Front door leading into an open entrance hall, all accommodation is on one level. The spacious super king size bedroom is found to your right, (this can be split into two twin beds, please let the team know at the time of booking) providing a large chest of drawers, wardrobe, bedside tables with lamps, a hairdryer and a smart TV. An ironing board and iron is available. A sliding door leads to the en suite bathroom. A multifunctional power shower is the wet room style en suite. WC and hand basin. Lounge/kitchenette/dining area with 2 seater sofa, smart TV, Alexa, dining table and seating for 2, large windows overlooking beautiful gardens, kitchenette style area with under counter fridge (freezer compartment at the top), Quooker boiling water system, toaster, microwave, surface top hob, air fryer and Nespresso coffee machine.

Runaway Keep is a private wing of the owners newly designed and built property. This stylish ground floor level annexe has its own separate entrance, private outside space and beautiful interiors. The kitchenette has been equipped with the latest mod cons, the en suite shower room gives a luxury feel and with under floor heating throughout it's a perfect base to retreat to after exploring the local areas. Runaway Keep also ticks the box for a romantic getaway, the secluded outside space provides a small BBQ and an area for alfresco style dining or simply relaxing and soaking up the gorgeous Devon sunshine!

The owners live in the adjoining property. They take a huge pride in the running of Runaway keep, from the flowers matching in the plant pots to the spotless interiors. It is simply a joy to spend time there and creates a wonderful relaxed feel holiday accommodation.

The Super King bed can be split into two singles offering a different sleeping arrangement. Runaway Keep now has Starlink Wi-Fi connection.

The newly installed HOT TUB makes this property stand out in the crowd, soak in the hot devon sunshine or look up to the starry night sky while sipping on a drink of your choice!

Modbury. From the moors to sea, the town is compact and has a host of cafés, pubs and restaurants, serving the best local produce, all of which can be found within walking distance of the car park. Nearly all the shops in Modbury are small, local and independently owned so you can be guaranteed helpful service with a smile. Modbury itself can be explored via a series of excellent and interesting circular walks around the town.

The beaches at Bigbury-On-Sea and Bantham are easily accessible and both very popular surf destinations. Thurlestone, near Kingsbridge, is a very popular chocolate-box village of thatched cottages, with an impressive golden sandy beach backed by rolling farmland and National Trust parking. There is golf and fishing nearby, as well as beautiful views towards Dartmoor National Park, a haven for walkers and nature lovers. Not to mention the South West Coastal Path which provides miles of walking heaven!

Outside

There is a separate entrance to Runaway Keep well away from the owners driveway. The gateway is a 30 metre walk from the lane where the car parking is. The red gate leads down 11 steps to the private outside space where the front door is also located. This outdoor space has seating and a table to be able to enjoy meals alfresco style under the stars. Small BBQ

The local area

Famous for being the first town in Europe to ban the use of plastic carrier bags among its retailers, the vibrant market town of Modbury has a great sense of community and takes responsibility for protecting the environment very seriously.

The Avon Valley is a beautiful, unspoilt, rural haven and Modbury is in the heart of this rich farming region. With its dignified terraced houses, slate hung walls and enticing old-fashioned shop windows it creates an impression of going back in time. However, do not be deceived by this timeless character, this little town is a hive of activity with three inns and an array of excellent specialist shops and cafés.

Situated close to Dartmoor, as well as numerous outstanding nearby beaches, including Bigbury-on-Sea with its huge sandy beaches and views out to the iconic Burgh Island, a holiday cottage in Modbury offers a great base for families, couples, and dog owners to fully appreciate the charms of this stunning corner of South Devon.

Parking

No allocated parking but plenty of space along Church Lane which is next door to the property, approx 30m walk to the gate of the property.

Included: Bed linen and towels (Guests must provide their own beach/hot tub/dog towels), underfloor heating by ground source heat pump.

Internet and Telephone: STARLINK Wi-Fi. There is no landline telephone available and mobile reception is generally good but please check with your provider prior to booking.

Pets: 2 dogs welcome. Pet charge £30 per pet per week.
