Front door into hallway. Spacious dining room with table to seat 6, a sofa, stereo CD/cassette player, wall mounted TV and French doors that open to the garden. Arch through to the well fitted and equipped kitchen with breakfast bar and two stools, cream units, ceramic hob and built-under oven, extractor hood, microwave, washing machine and integral fridge and freezer. Cosy sitting room with L shaped sofa, wood burning stove, wall mounted TV and views over the garden. Downstairs shower room with shower cubicle, basin and WC. Stairs to landing. Double bedroom with fine views across the garden to the creek, 5ft kingsize bed, wall mounted TV and pretty ornamental Victorian fireplace. The twin bedroom also has lovely views across the garden to the creek, two 3ft beds and an ornamental fireplace. Bunk bedroom with a set of full size 3ft bunks. Bathroom with bath, shower over, basin and WC.

Boathouse Cottage, a delightful period cottage, has remarkable and most attractive views across its own lovely garden that winds down to the foreshore of Frogmore Creek, a dreamy inlet of the Kingsbridge/Salcombe estuary. Here it is possible to sit on the waterside terrace, glass in hand and watch the endlessly changing tidal ebb and flow of the creek and the accompanying bird life. Comfortably furnished and well equipped the cottage is situated on the main coastal road that runs through Frogmore village which has a good pub and coffee shop with essentials and also a nearby farm shop and cafe. The cottage is well located in the heart of the South Hams where there are miles of cliff walks around Start Point, golden sandy coves and beaches close by, bird watching at Slapton Ley National Nature Reserve, horse riding and golf all within easy distance. However, you may not want to go far, the beautiful garden and its gorgeous waterside location will all ensure that Boathouse Cottage keeps you there.

Outside

Large garden is divided into three areas with attractive lawns, shrubs and paths that wind down to the foreshore. A picnic table and charcoal barbecue is provided and there is a feature pond with a small bridge, a shore side stone terrace with built-in stone benches and balustrade and steps down to the gated foreshore.

Please Note: Please be aware the neighbours will need access across the rear of the property to put their bins out on a Monday evening or Tuesday morning..

The local area

The picturesque creekside village of Frogmore is situated just over 3 miles from Kingsbridge on the coast road towards Dartmouth. The village enjoys a stunning waterside setting and benefits from a having a pub, and @ The Bakery village shop and post office – handy for picking your grocery essentials, or treating yourself to fresh croissants or traditional Devon pasties!

One of Frogmore's annual highlights is the Frogmore Regatta which takes place on Pool meadow in mid August, featuring raft and dingy races, tug of war competitions, donkey rides, classic cars, children's sports, lots to eat and drink and much more.

From Frogmore the nearest beaches are just a short drive away to either the stunning Slapton Sands at Torcross, or beautiful Beesands with its excellent fish restaurant Britannia @ The Beach. Alternatively, if the tide times are right, take the tidal road to East Portlemouth to enjoy the lovely sandy, family and dog-friendly beach at Mill Bay. From here you can also hop on a ferry over to Salcombe, or join the South West Coast Path for a breathtaking walk past Gara Rock. If you're lucky you might even spot some seals sunbathing on the rocks below.

The nearby market town of Kingsbridge, the capital of the South Hams, offers an assortment of things to do and see, including an excellent range of independent shops, boutiques and gift stores, two supermarkets, a cinema, and several restaurants and pubs, including the very popular Crabshell Inn with its amazing waterside location.

A holiday cottage in Frogmore provides a great base from which to enjoy the beautiful South Hams area.
