Front door to hallway with cloakroom, basin and WC. Curved steps lead down into the superb living room with polished wood floors, a feature stone wall inset with a large wood burner, comfortable seating area with sofas and a 42” flat screen TV/DVD, CD/tape player and plenty of books, games, CD’s and DVD’s. This huge room includes a table tennis table plus equipment and a step down to a fabulous sun room area very comfortably furnished with rattan furniture that faces the floor to ceiling windows with magnificent seascape views. Sliding doors open to the deck. The superb kitchen/diner is handsomely equipped and fitted with cream units, black granite work surfaces, a gas fired Aga, large fridge, separate ‘bio fresh’ fridge and freezer, an eye level oven, warming drawer and dishwasher. The central island has an electric ceramic hob and built-under oven. A fine dining table seats 12 and Lloyd Loom sofa and chairs cluster around the sliding doors to the terrace. Adjacent utility room with washing machine, tumble dryer and access to the side of the house. From the living room, steps down to a study area and desks with computer ISDN links. Corridor to the bedrooms, all with wonderful sea views, polished pine floors, large fitted cupboards and sliding doors that open to the terrace. 1. Master bedroom suite with 6ft 6in wide bed (zip linked base, cannot be converted into a twin) and private door into the indoor pool room. En-suite bathroomwith bath, shower over, separate double shower enclosure, basin in vanity unit and WC. 2. Twin bedroom with 3ft beds. 3. Children’s room with fine ‘Aspace’ full size 3ft bunk beds with a pull-out truckle bed beneath. Family walk-in shower room with rose head and hand showers, basin and WC. 4. Stairs rise at the rear of the house to a guest suite with a double 6ft bed , views to Peartree Point and an en-suite shower room with large double shower, basin and WC. The Pool Room: The indoor pool (8m x 4m), heated all year, is surrounded on three sides by floor to ceiling windows and three sets of doors open to the sun deck with steps down to the sweeping lawns. There is a changing room with basin, WC and large walk-in shower with rose head and hand shower.

Langerstone is a magnificent holiday house in a spectacular position. Situated on the edge of East Prawle village with the coastal path at the end of the drive, the house is set high above Langerstone Point on the southernmost tip of Devon. The stunning 180 degree views over farmland and coastline to the sea, sweep round from Start Bay lighthouse to Prawle Point. Surrounded by spacious enclosed gardens, this superb home, renovated with style and imagination, features a fabulous indoor heated swimming pool complete with adjoining sun terrace. The spacious rooms are of the highest quality, extremely comfortable and beautifully furnished. From the terrace, light floods through the large patio doors into most rooms, bringing the views right into the heart of the house. Everything has been thought of to provide fun for all the family, from the swimming pool to the table tennis table, big screen TV and the superb dining areas both inside and out. Here there are endless opportunities for memorable cliff walks; sailing, restaurants and shopping in the delightful town of Salcombe; exploring the many sandy coves; bird watching and much more.

Outside

A gated driveway leads up to Langerstone and there is ample parking. A fine terrace runs the entire length of the seaward side of the house, and wide lawns bordered by shrubs extend around two sides. Outside the dining room there is a barbecue area (gas) with dining table and chairs. The deck area outside the living room, screened with a glass-panelled balustrade, has open sided steps down to the lawns. There is a paved terrace outside the bedrooms and a railed deck area alongside the pool provided with sun loungers.

The local area

East Prawle is a lovely rural village a mile inland from Prawle Point, the most southerly tip of Devon. The coastline here is rugged, with magnificent cliffs, delightful coves, hidden beaches, and a breathtaking stretch of the South West Coast Path. The area is quiet, unspoilt and boasts an abundance of wildlife and birds, including the rare cirl buntings which farmers and naturalists are working hard to protect.

East Prawle village is surrounded by fields with stunning rural and coastal views. The village has a green, the quirky former smugglers' hide, The Pig'sNose Inn, and the seasonal Piglet Stores and Café which serves excellent, hearty breakfasts and delicious cream teas. The nearby stretch of coastline is said to resemble the shape of a pig's head, which explains the local pig references!

From East Prawle you can take a 2 mile stroll to East Portlemouth to catch the ferry over to Salcombe to enjoy shops, cafés, restaurants, and everything else that the sailing mecca has to offer.

For walkers this area is idyllic rambling country which can begin or end at the award-winning Millbrook Inn, South Pool situated just off the main Kingsbridge to Dartmouth road. A walk in Pig country is guaranteed to be a most memorable and enjoyable experience!
