Family bathroom with bath, separate rainfall shower, basin and WC.
The Baulking Store, part of Warren Point Cottage, originally a large house now divided into two, is situated in an absolutely outstanding and unique position on the waters edge at Warren Point opposite Noss Mayo. For those looking for an adventurous and outdoor holiday on the water this is an ideal property. The views are totally spectacular, particularly from the half mile unmade farm track with gates that lead down to the cottage. There is an 11ft rowing boat for the use of guests at their own risk (life jackets not provided).
The property is comfortably but simply and practically furnished and also has its own boat house (shared with owners). An evening row across the estuary to reach the waterside pubs in Noss Mayo and Newton Ferrers can be great fun, but watch the tide! This is truly a lovely setting and the cottage has wonderful scenic views over the water from most rooms. It should be noted that there is no TV at this property, instead guests are invited to switch off , relax and fully immerse into the beauty of this unique coastal location and waterside setting.

Areas of lawn and garden, shared with the owners. Foreshore immediately below, with shale areas perfect for barbecues. Fairly steep steps lead down from parking area to the cottage below (50 yards). There is a private balcony off the lounge area overlooking the water, furnished with a table and four chairs.
Access to the boathouse below the property, which is shared with the owners, ideal for storing paddle boards etc..
The village of Wembury lies a short distance west of Noss Mayo and Newton Ferrers, two exceptionally picturesque villages that lie opposite each other on a creek of the beautiful wooded Yealm Estuary – a haven for artists and yachtsmen with pretty waterside cottages and sailing vessels of every shape and size making an idyllic scene for all who visit.
The nearby popular surfing beach at Wembury also offers acres of sand and an abundance of rock pools for little ones to explore. The water here is clean and shallow, and ideal for families with young children to enjoy a splash-about. Take a stroll along the cliff paths towards Bovisand and Newton Ferrers for unrivalled coastal views.
The wild beauty of Dartmoor is within easy reach, as is the maritime city of Plymouth, home to the National Marine Aquarium, the iconic Smeaton's Tower lighthouse at Plymouth Hoe, and the cosmopolitan Barbican area teeming with interesting bars and cafés.
