Down a step into the Kitchen/dining area fully equipped with microwave, oven, hob, free standing fridge freezer, toaster and dining table with seating for 4. Lounge with large smart TV, 2 x 2 person sofas, 1 x armchair, 1 x wooden chair, bookcase, side cabinet, coffee table, lamps, Wi-Fi and log wood burner. Front door to the road from the lounge.
1st Floor: Bedroom 1 with 5ft King bed, wardrobe, bedside tables, lamps. Bedroom 2 with 4ft 6in Double bed, chest of drawers, bedside tables, chair and lamp. Bedroom 3 with 2ft 6in single bed, TV, bedside table bookshelf. Family bathroom with large deep bath and overhead shower, heated towel rail, basin and WC.
1 Beaumont Cottages is a well presented home located in the middle of Aveton Gifford village. Stylish, yet cosy, the cottage really gives a home from home feel. The downstairs space allows room to relax and switch off after fun filled days out exploring the local area. With three bedrooms, sleeping up to five guests and dog friendly, it is ideal for a family holiday. The utility room is perfect for any dogs in your party, to dry off after living their best lives running around the country side or stunning beaches, and with a play park, pub and shop all within a very short walk from the property, its the perfect base for a Devon getaway.
Aveton Gifford is on a bus route so you can leave the car in the village, jump on the bus to nearby towns such as, Salcombe, Dartmouth or even the city of Plymouth. Walking from the cottage can take you along the tidal road by the river Avon, views not to be missed and Dartmoor is only a 20-minute drive away. Incredible beaches like Bantham and Bigbury-On-Sea are only a few minutes' drive in the car so you will never be short of days out!
This property does not have any outside space at present. There is a security camera outside the back door which covers the small outdoor space in front of the rear entrance to the house, and particularly the entrance to a locked outbuilding.
Located at the head of the Avon estuary, a holiday in Aveton Gifford finds you ideally placed to discover the stunning scenery and wildlife of the South Devon Area of Outstanding Natural Beauty. The beautiful sandy beaches of Bantham, Bigbury and Thurlestone are all less than five miles’ drive away, 20 minutes brings you to Salcombe, and 30 minutes to Dartmouth or Dartmoor National Park.
The South Efford Marsh nature reserve is accessed from the bridge, complete with bird-hide for the best views of migrating swans, geese, ducks and wading birds in spring and autumn. From here you can also access the glorious 8-mile circular Avon Estuary Walk, which in turn connects with the South West Coastal Path at Bantham. The estuary is also popular amongst kayakers and paddle-boarders, who love gently drifting down to Bantham on the outgoing tide, and anyone can enjoy a peaceful stroll through this wildlife-rich landscape.
Aveton Gifford village has a pub, local shop and post office for essentials, and the shops, bars and restaurants of Kingsbridge and Modbury are both within a 10 minute drive. Seafood fans meanwhile will love The Oyster Shack – a South Hams favourite – just 1½ miles along the scenic estuary tidal road.
No parking at the property, free parking can be found by the village shop in the car park or roadside. There is also another free car park at the other end of the village, a 200m walk away.

Pets: Two medium sized well behaved dogs welcome STRICTLY not permitted on furniture or in bedrooms. Pet charge £30 per pet per week.
